On an industrial site the expensive failure is rarely the lot. It is a dock door out of service for a morning, or a trailer yard that a driver cannot turn in.

What Has to Stay Open

Dock aprons. The apron in front of each door, cleared to pavement, because a trailer cannot back onto compacted snow and a dock plate will not seat over ice.
Trailer yards and staging. Large open areas where the snow has nowhere obvious to go and the turning geometry stops working once the perimeter piles grow.
Truck routes and gate approaches. Wider turning radii than a retail lot, and gates that have to open against a drift.
Employee parking and walking routes. The path from the parking lot to the door is where injuries happen, and it is the part that gets deferred on a site focused on freight.
Fire lanes and hydrants. Several metro cities publish a three-foot hydrant clearance ask. On an industrial site it is a compliance matter as well as a courtesy.

The Real Constraint

Stacking Space, and When It Runs Out

A large site looks like it has endless room for snow, right up until February. Perimeter piles eat trailer stalls, block sightlines at gates, and produce meltwater that refreezes across drive lanes during a thaw. February 2019 put 39 inches on this metro in a single month.

So the question to settle in the contract is not just who plows, but where it goes and at what point it leaves. Agree stacking locations against a site plan, and agree the trigger for hauling off site before the piles are already in the way.

Ice control on an industrial site is usually the larger share of the material cost, and over-application is common. A certified applicator uses less to achieve the same result — and on this scale, less is a real number. Salting and ice control.
